Frequent questions about long term rentals in Marbella

How much does a long term rental cost in Marbella?

Monthly rents move with area, size, condition and season. One and two bedroom apartments in central zones usually range from 1,200 to 2,200 euros a month, while townhouses and villas in Nueva Andalucía, Elviria or the Golden Mile typically start from about 2,500 euros. You always get the full monthly cost with community fees and deposit terms before you commit.

What is the minimum contract length?

Most long term rentals in Marbella are offered with an initial contract of six to twelve months, and many landlords prefer a full year. Some communities also limit how often tenants change. Share your timeline and we’ll confirm the exact contract length and renewal terms for each option before you apply.

How much is the deposit and are there agency fees?

Standard deposits are one or two months rent, held as security and returned at the end of the contract if the flat is in order. Agency fees, when they apply, are transparent and confirmed up front. You’ll approve every cost in writing before you sign anything.

What is included in the monthly rent?

Rent usually covers the community charges and local property tax (IBI), except where a listing says otherwise. Electricity, water and internet are contracted in your name and paid separately, which is normal in Spain. We’ll show you exactly what is included in each rental before you apply.

Do I need an NIE or Spanish paperwork?

For most long term contracts, a passport and proof of income or employment are enough, though some landlords ask for an NIE or a Spanish bank account. We’ll tell you the exact documents each landlord requires before you spend time on paperwork.

Which area should I choose to live all year?

It depends on your routine. Pick the centre or the Golden Mile for walkable restaurants and beach life. Pick Nueva Andalucía for golf, international schools and family life. Pick Elviria or Los Monteros for quieter beaches and residential calm. Tell us how you live and we’ll suggest two strong options.
