The Golden Mile is the stretch of coast running west from Marbella town towards Puerto Banús, roughly five kilometres along the old N-340 road. But the term gets stretched in marketing—some listings call anything nearby “Golden Mile” to attract attention.

The real Golden Mile includes the beachfront around Puente Romano and Marbella Club, as well as the hillside enclaves of Sierra Blanca, Nagüeles, and Cascada de Camoján. Each feels very different: Puente Romano is walkable and lively; Sierra Blanca is private, elevated, and quieter. Knowing which part you’re actually buying into matters more than the name itself.

Is the Golden Mile still affordable, or has it priced itself out?

It depends what you mean by affordable. The Golden Mile averages around €7,000 per square metre, the highest in Marbella, and frontline beachfront resale in Puente Romano has reached €24,020/m².

That said, the area offers a wider range than headlines suggest. Apartments start from around €6,000/m² in established complexes east of the Marbella Club, and older properties on the inland side of the boulevard can be bought for €10,000–€20,000/m² and renovated.

Land is scarce here, so prices hold firm—during the financial crisis and Covid, Golden Mile properties barely dropped while other areas fell 30% or more. It’s a premium market, but not a single-price one.

The beachfront means you can walk to the beach, the restaurants at Puente Romano and the Marbella Club, and the promenade—it’s the classic resort experience.

The trade-off is density, summer crowds, and the coastal road noise. The hillside enclaves like Sierra Blanca and Cascada de Camoján offer privacy, panoramic sea views, larger plots, and 24-hour security.

The trade-off there is that you’ll need a car for nearly everything—the beach, the shops, the restaurants. Neither is better; they suit different priorities.

Beachfront properties also age faster—salt air affects paint, air conditioning, metal finishes, and exteriors more quickly than inland homes. Budget realistically before you buy, not after.

Renovated villas and apartments have boomed on the Golden Mile in recent years, and while some are exceptional, others are designed primarily for online photos and social media. A property can look stunning while hiding poor drainage, faulty electrics, or structural issues behind modern finishes and polished stone.

One buyer completed on a beautiful renovated villa only to discover recurring drainage problems during heavy rain—the renovation had focused on aesthetics over infrastructure. Always commission a technical inspection before you commit, and verify that any extensions, garages converted into guest apartments, or additional rooms have the correct planning approvals.
